Transit
The home is within walking distance of Norman Park and Morningside stations, providing access to Brisbane’s train network. Additionally, several bus routes connect the suburb to the CBD and surrounding areas, with services running frequently during peak times. Of course, if you rent a car, you will only be about ten minutes away from the CBD.

Interaction with guests
We are available for questions via phone, text or email any time but we also like to leave guests to enjoy the relaxing atmosphere so if everything is going well during your stay then you might not hear from us all that much. It is quickest to message us via Airbnb.
Neighborhood
Seven Hills is a residential suburb located approximately 7.8 kilometers east of Brisbane’s central business district. Meaning it’s only about 10-15 minutes away with a car.
Known for its ‘garden estate’ design, the Seven Hills area features a mix of character homes, mature trees, and modern residences. This home is located next to Seven Hills Bushland Reserve, which offers 52-hectares of natural bushland, ideal for hiking and wildlife spotting.
Brisbane itself offers 280 days of sunshine, botanical gardens and animal sanctuaries, high-end shopping, parklands, waterfront activities, markets, and modern galleries. Enjoy South Bank Parklands (and a manmade beach and the Wheel of Brisbane!), Brisbane City Botanic Gardens, Queen Street Mall, and Brisbane River Cruises.
Access
Guests have access to the entire home as well as the garden and undercover parking bay. We kindly remind you that we love our neighbours—please keep the volume down after 10 pm!
House Rules
– Strict no party – no loud noise policy
– Quiet hours from 9pm, please respect our neighbours
– Minimum age to book this property is 25 years
– No more than 10 adults at any given time
– No loud noises / no parties / no gatherings / no events of any kind / No smoking
– We ask that you respect the property and treat it as if it was your own
– No bookings for other people (booking person must be staying in the apartment except for corporate travellers -may need to confirm company details)
– The only guests allowed to be on the premises are the guests who have been registered with the Host upon booking
– Listing must be left in a good cleanliness condition and furniture put back to original position otherwise, extra fee will apply.
– By placing the booking, Guest agrees to pay any and all fees detailed below, should any misconduct be identified for not adhering to the house rules and any other rules the Host set out for the property.
– Available beds for guest use will depend on the number of people registered on the booking (bedrooms might be locked off if booking is for less than the standard occupancy). If additional bedding is required, guests will need to notify Host at least 48 hours in advance and may include extra charges. If beds / bedrooms are used unauthorized a $100 per bed per night extra charge will be applied to the booking.
– Host shall not be liable to any guests for any injury, loss or damage to any person or property on or about the Property.
NEIGHBOUR COMPLAINTS/SECURITY CHARGES: Actions by guests that result in neighbour complaints or Security/ Police being called to the Property will result in forfeiting their bond and an additional charge of $3,000 the above charges. Guests shall be liable for any and all costs incurred by Hosts as a result of the breach or damage to the property. If the security officer has concerns about the noise or activities taking place on the property, he has the owner’s consent to enter the property to inspect the property and make enquiries as he sees fit to ensure the property is being used as per guest booking contract. If the security officer finds additional unauthorised guests on the property, then the owner/host has the right to forfeit the entire bond and immediate eviction.
– $500 call out fee from our security for first call out. 2nd Call out an additional $500 charge and immediate eviction.
Use of the Property and The Residential Neighbourhood
A charge of $5,000 will be incurred should any type of function, party or gathering be held in the property and the booking will be terminated immediately with no refund of tariff.
Unfortunately, where damage has occurred, whether accidental or otherwise, the additional cleaning and/or replacement costs will be charged and payable.
– SMOKING: This is a non-smoking home. Any violation of the smoking policy will incur a $1000 additional “Smoke Damage” Cleaning Fee to remove smoke odours from the house and/or linens.
– Charges for guests not authorised $200 per guest per night.
– Check in from 3pm checkout by 10am. Overstaying will be charged at $100 for every 30-minutes while cleaners wait.
We do not wish to offend our holiday guests, as most guests respect the properties in which they are holidaying, however we need to advise everyone of extra charges applicable in such circumstances.
